• No prior evictions or outstanding landlord debts

Security Deposit & Move-In Costs

• Deposit: One month’s rent
• Due at signing:
  • First month’s rent
  • Full security deposit
  • Prorated rent (if applicable) due with second month's rent
• Lease not secured until all funds received and lease signed

Utilities

• Tenants responsible for all utilities

Pets

• Case-by-case approval
• $50/month per approved pet
• If carpet is present, $250 of deposit is non-refundable for carpet cleaning
• ESA documentation required before move-in to waive pet fees

• No self-guided tours
• Missed showings = disqualified from rebooking
